Are there elevators in the building?
There are elevators in each building for resident use.
How will I access my apartment?
The exterior doors, elevators, and front doors will have electronic locks. Each approved occupant will be issued one key card/fob for access to your new home.
Do I need to bring or install curtains?
No, we have included 2 inch white blinds on every window.
What are the lease terms?
All of our leases are 12 month leases. The 2018-2019 lease term will run from August 20, 2018 - July 31, 2019. The move-ins will be staggered from August 17- August 19. The rent for August will be pro-rated based on the move-in day chosen at lease signing
What will I do with my trash?
There are trash and recycle rooms on every floor of each building.
Where will I get my mail?
There are mail rooms located in the lobbies of each building. Each apartment has its own mailbox and there is also a new package concierge system that allows residents to pick up large packages that do not fit in their mailbox at any time of the day! The office will also sign for large packages so residents can come to the office with a photo ID during business hours and pick them up.
Are pets allowed?
We are a pet friendly community; however, there are additional rules and fees that apply to pet owners. We do not allow pets over 25lbs and no vicious breeds. Fees include: a $350 one time fee and $25/month pet rent. All pets must adhere to the Mansfield Animal Control guidelines and ordinances.
What paint colors are in the living room?
Most living rooms have an accent wall. In Building 1 (1 Dog Lane) & Building 4 (8 Royce Circle) the accent wall is painted Sherwin Williams Storm Cloud Blue. In Building 2 (9 Dog Lane) & Building 3 (1 Royce Circle) the accent wall is painted Sherwin Williams Green Earth.
What utilities are included?
Basic cable, internet (Wi-Fi and hardwire), heating, water, hot water, sewer, and refuse removal are all included in your monthly rent.
Is parking available?
Yes, we offer resident parking for $65 or $75 per parking space for the 2018-2019 lease term. We have spaces in a surface lot behind Building 2 (9 Dog Lane) and additional spaces in the parking garage across the street (attached to Building 3). There is also a brand new private lot behind Building 7 (40 Wilbur Cross Way)! Please note that there are a limited number of spaces and parking is assigned on a first come, first served basis.
How much is the security deposit? When do I pay it?
As of June 2017, our security deposit requirement has been amended to one thousand ($1,000) dollars, per resident that does not have a qualifying guarantor. The security deposit is due within 24 hours of signing a lease.
If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
It seems early to renew, I just moved in.
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
Can I request new roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
When do I start paying the new rent amount?
On the first day of your new lease.
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current spot, no moving is required!
I'm graduating in December, can I still renew?

How do I renew my lease?
We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3"! Just following these steps:
1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
